The person behind the five doors

I'm Michael. I live here.

Not a franchise, not a call centre, and not somebody in another province sending a subcontractor to look at your parent's house.

  • I walk every house myself — no sight-unseen numbers
  • I renovate them — then somebody lives in it
  • I'll tell you not to sell — if that's the honest answer
  • You deal with me — first conversation to closing table

Meet Me First

Before you decide anything.

Every one of the five doors ends with you and me in a room, on a phone, or standing in a driveway. You may as well see who you'd be dealing with first.

Michael Nikolica, Chatham-Kent

I do this because I've sat across from people who got run over by a process built for someone else's convenience, not theirs. I won't lowball you, I won't make you clean the place out first, and I won't disappear once you say yes. I still get some renovation budgets wrong, and when I do, that's on me, not on you. Whatever we work out, it's a conversation with me, not paperwork from a company.

Learn From The Field

Real problem houses, walked on camera.

Property Lions covers the same hard cases I do — mold, foreclosure, trashed-out houses, evictions — walkthrough by walkthrough. A few of their videos, for anyone who wants to see the kind of problem I actually solve before they call me.

What I Won't Do

The short list.

01 / Never

Make a Sight-Unseen Offer

I don't price a house I haven't stood in. Anyone who gives you a number over the phone is going to revise it after they finally look.

02 / Never

Relist It Untouched

The work gets done and somebody moves in. That's the business — the alternative is just paperwork.

03 / Never

Quote a Number I Can't Hold

Which is exactly why I walk it and price the work before I say one out loud.
