Questions, Answered Straight

Before you ask, here it is.

Sellers, lenders, and agents all ask a version of the same handful of questions. Here are the real answers — and if yours isn't here, ask me directly.

  • No sight-unseen offers — every house gets walked before a number gets said
  • No fees or commission on a cash sale — the number you're quoted is the number
  • Lending is secured on title — not a promise, a registered charge

Selling a House

For sellers.

How does the process actually work?+
You reach out, I come walk the house in person, and I give you a cash offer with the room-by-room numbers shown. If you accept, we close on a date you pick — no showings, no repairs, no listing.
Do I have to clean the house out first?+
No. Take what matters to you and leave everything else where it stands — furniture, a full basement, a garage nobody's opened in years, whatever's in the attic. Clearing it out is my problem, not yours.
Are there any fees or commission?+
No fees, no commission, no closing costs on my side. The number I give you is the number that shows up at closing.
What if I'm not the owner — it's my parent's house?+
Very common, and it's the first thing to sort out. You need power of attorney, an estate appointment, or your name on title before anything can be signed. If you're not sure which applies, ask me and I'll walk you through how to find out.
What if there's a tenant in it?+
Then we do it lawfully. Ontario tenancy rules are strict and several things people try are illegal here. I'll handle it properly — you don't have to become an expert on the Residential Tenancies Act.
How fast can you close?+
On your timeline — next month, or next year if the family isn't ready. Tell me what works and I'll build the offer around it.
What if I'm not ready to sell yet?+
Then don't. There's a free guide covering what to do first — authority, contents, value, timing — and you never have to speak to me to get it.
Private Lending

For lenders.

How is my money protected?+
Every loan is secured by a registered charge on the Ontario property, and you're named on the fire insurance as loss payee. Terms — amount, term, how interest is paid — are agreed in writing before any money moves.
What return do you advertise?+
None, on purpose. I'm not going to quote a rate of return on a public web page — in Ontario there are rules about that for good reason. Terms are discussed per deal, in writing, once you request the lender packet.
Do I need to be an experienced private lender?+
No. The lender packet is written for first-timers as much as anyone who's done this before — how it works, how you're protected, and real deal case studies.
Real Estate Agents

For agents.

I have a listing that won't move retail — can you help?+
Yes. Send it over and I'll give you a straight answer on whether it's a fit for a cash offer, condition accepted as-is. If it works, I close quickly and your commission is looked after.
Does working with you cost my client anything extra?+
No. I don't charge fees or commission on a purchase — that's the same whether the lead comes direct or through you.
General

Where I operate.

What areas do you serve?+
Chatham-Kent and Windsor-Essex, Ontario — including Chatham, Tilbury, Belle River, LaSalle, Tecumseh, Lakeshore, Amherstburg, Leamington, Kingsville, and Essex.
Do you buy houses sight-unseen?+
Never. I don't price a house I haven't stood in myself — anyone who gives you a number over the phone is going to revise it after they finally look.
