Nobody hands you a manual when a parent's house lands in your name. These are the things I wish somebody had handed me — written for Chatham-Kent and Essex County families, not for the internet. They're free, and they're useful whether you ever call me or not.
The first fourteen days a house sits empty, in order. Starting with the one phone call that protects everything else.
The longer one. What has to happen, roughly in what order, and which parts genuinely cannot be rushed in Ontario.
What you can and can't do before probate is granted. The single question I get asked most, pulled out of the guide and expanded into its own thing.
For the adult child who isn't dealing with an estate at all — just quietly wondering whether a parent should still be in that house.
What happens after you download one. You get the file straight away, and it lands in your email too. I'll send a few more things over the following couple of weeks that are genuinely useful, and then I stop. No cost, no obligation, and no call unless you ask for one.
If selling isn't the right answer for your family, I'll tell you so. That's not a line — it's most of what I say to people who call me.
