What "as-is" protects you from
No renegotiation after a home inspection turns up something new. No financing falling through three weeks before closing. No repairs to pay for before a buyer will even make an offer.
What it doesn't protect you from
A lowball number dressed as a real offer. That's a buyer problem, not a structural feature of cash sales — which is exactly why the arithmetic-transparency question matters more than the speed pitch.
